Questions families ask. Straight answers.

Everything from probate to pricing. If yours isn't here, call — we answer.

What happens after I contact you?

We call you back within one business day. A short conversation, then a free walkthrough within 48 hours — in person or on video — and a written plan within 24 hours after that.

Is the walkthrough really free?

Yes. No obligation, no pressure. Many families use the written plan to make a decision even when they're not ready to start.

How is pricing structured?

Labor is quoted as a fixed price per phase. Materials are billed at cost plus 30% on the final receipt, so you always see what things really cost. Everything is in writing before we start.

Do I need to know what services I need?

No. Tell us what's happening with the property and the plan will say what it needs — and what it doesn't.

Can you handle probate properties?

Yes. We work with your attorney's timeline, keep an itemized record of everything removed and spent, and hold family items until the estate decides. Preservation can usually start immediately; larger work follows the court's authorization.

I inherited a house and my siblings and I disagree. Can you help?

We put every option — keep, rent, sell, walk away — in one written document with real numbers, and we're happy to be on a call with the whole family.

My parent is downsizing. How fast do we have to move?

As slowly as you need. Sorting and packing happen at the family's pace; the cleanout, repairs, and prep follow whenever you're ready.

I live out of state. How does this work?

Video walkthroughs, daily photo updates by text, e-signature for every document, and keys, utilities, and access handled locally. Many of our clients never see the property in person.

How do cash offers work?

We walk the property, then give you a written as-is offer next to the repair-and-list number so you're choosing, not guessing. No commissions, no repair credits. Close on your timeline.

Is a cash offer lower than listing?

Usually — you're trading some price for speed, certainty, and zero work. We'll tell you honestly when listing would net you more.

What happens to belongings during a cleanout?

Keep, sell, donate, remove — sorted with you. Nothing sentimental leaves without your sign-off. Valuables and documents we find are photographed and sent to you the same day. Donation receipts come back to you.

Do you do the repairs yourselves?

Yes. First-Class Construction — California General Contractor, License #1095245 — performs the work. Aftercare is not a coordinator subbing everything out.

What about remodeling?

Three packages: Essential (paint, floors, fixtures), Enhanced (kitchen and bath refresh), Signature (full remodel). Priced as packages so you know the number up front.

Can you maintain a vacant property?

Yes. Preservation plans cover inspections, lawn, exterior, mail, utilities, and emergency response for homes nobody is living in.

How long does a typical job take?

Cleanouts 1–3 days. Rent-ready turnovers 3–7 days. Repairs and prep 1–3 weeks. Remodels 2–8 weeks. Your plan has dates.

Where do you work?

We're based in Acampo and serve Northern and Central California families — Stockton, Lodi, Modesto, Tracy, Manteca, Galt, Elk Grove, Sacramento, and surrounding communities.

Are you licensed?

Yes. Construction work is performed by First-Class Construction, a licensed California general contractor, License #1095245.
